Yes. Self check-in is available every day. Access codes and check-in guidelines are sent on the day of arrival, no later than 15:00 (3pm).

Does the building have an elevator?

Yes. The building has an elevator up to the 5th floor. The 6th floor is accessed by one flight of stairs.

Is parking available?

There is no private parking at the property. Paid street parking is available in the area during the day.

Can I store my luggage?

Yes. Luggage storage is available during reception hours, for early arrivals or after check-out, subject to availability.

No. All apartments are non-smoking. Smoking inside the apartment may incur an additional deep-cleaning fee.

Do the apartments have a kitchenette?

Terms and Conditions

Introduction:
These Terms and Conditions are intended to ensure transparency, security, and confidence in your reservation at VC Heritage Ribeira Porto, operated by Tourism Apartments S. João, Lda (VAT No. 514072717).
By making a reservation, the guest confirms that they have read and accepted the conditions described below, which are designed to ensure a harmonious and responsible experience for all.

1. Reservations and Payments:
Reservations are subject to availability and are only considered confirmed upon full payment.
Payment is processed securely via the Stripe platform, using Visa, MasterCard, or American Express.

All rates include VAT and the municipal tourist tax at the legally applicable rate.
After confirmation, the guest will receive an email containing the reservation summary and check-in instructions.

2. Check-in and Check-out:
• Check-in: from 3:00 PM
• Check-out: until 11:00 AM

Early check-in and late check-out may be possible subject to same-day availability and prior confirmation by reception.

Guests arriving outside reception hours may complete a self check-in using the access codes and instructions sent on the day of arrival.

3. Reception and Luggage Storage:
VC Heritage reception operates between 10:00 AM and 5:00 PM.
During this period, guests may store their luggage securely, both before check-in and after check-out.

Outside reception hours, our team remains remotely available to provide assistance whenever necessary.

4. Cleaning and Towels:
Apartments are cleaned daily between 11:00 AM and 2:00 PM, unless the guest opts not to be disturbed.
Towel and linen changes are available upon request.

Guests are kindly asked to leave the apartment in good condition, maintaining reasonable cleanliness and organization at check-out.

5. House Rules:
• Smoking is strictly prohibited throughout the building and apartments.
Non-compliance will result in a €250 penalty fee.
• Pets are not allowed.
• Parties, inappropriate behaviour, and excessive noise are not permitted, particularly between 10:00 PM and 8:00 AM.
• The maximum number of guests per apartment must not exceed the number stated in the reservation.
Guests under 18 years of age must be accompanied by a responsible adult.

6. Security and Liability:
Each apartment is equipped with a small safe for personal belongings.
VC Heritage shall not be held responsible for theft, loss, personal injury, or interruptions to public services (water, electricity, internet, external noise) beyond its control.

Guests are responsible for the proper use of the facilities and equipment, as well as for any damage caused during their stay.

7. SEF Form (Immigration and Borders Service):
In accordance with Portuguese law, the stay of all foreign citizens must be reported to the national authorities (SEF).

Guests are required to complete the online Accommodation Bulletin prior to arrival or, if preferred, register in person at reception during operating hours.

8. Damages and Maintenance:
Any damage, malfunction, or technical issue must be reported immediately to reception.
If damage results from misuse, the cost may be charged to the responsible guest.

VC Heritage reserves the right to access the apartment, with prior notice whenever possible, for inspections, maintenance, or emergencies.

9. Cancellation Policy:
For direct reservations:
Cancellation conditions depend on the rate selected at the time of booking (flexible, semi-flexible, or non-refundable). Each rate’s rules are clearly presented before payment.

10. Data Protection (GDPR):
Personal data collected is used exclusively for reservation management, guest communication, and compliance with legal obligations (such as SEF registration).

VC Heritage undertakes not to share personal data with third parties except where required by law and to process such data in accordance with the General Data Protection Regulation (EU 2016/679).

11. Photographs and Information:
Images and descriptions reflect the actual apartments, although minor variations may occur without affecting quality or category.

VC Heritage shall not be held responsible for subjective expectations related to the urban environment, including noise, traffic, or construction works within Ribeira’s historic area.

12. Final Provisions:
These Terms and Conditions may be updated without prior notice and are applicable as of the reservation date.
Making a reservation implies full acceptance of these conditions.
